Who has to register
Every landlord of an assured or regulated tenancy in England, for every property that's let (or becomes let during the rollout), renewed every year. Supported exempt accommodation is exempt. Empty properties will need registering later, before they're advertised. Wales and Scotland have their own landlord registration schemes; this is England only.
Common questions
When does the landlord database open?
The government's 'Register your rental property' service opens on 15 December 2026, starting with the West Midlands, then one region a month until the South West opens on 15 August 2027. Every landlord actively letting must be registered by 14 November 2027.
What is my registration deadline?
Three months after your region opens, based on where the property is, not where you live: from 14 March 2027 in the West Midlands to 14 November 2027 in the South West. Put your postcode in the box at the top of this page to see yours.
How much does it cost to register?
£65 a year for each property, renewed every year. During the rollout the fee is pro-rated, so landlords who register first don't pay more.
What happens if I don't register?
The government's guide to the Renters' Rights Act says councils can fine up to £7,000, or up to £40,000 for repeated or serious breaches such as giving false information. A landlord who isn't registered also can't get a possession order, except on grounds 7A or 14 (anti-social behaviour).
Do I need to register an empty property?
Not yet. For now only properties that are let, or become let during the rollout, must be registered. Empty properties will need registering later, before they are advertised.
